About This Project

The Cottages at E 40th Street is a proposed 12-unit pocket neighborhood on the E 40th Street corridor in Kansas City — a thoughtfully designed cottage community bringing permanently affordable homeownership to the Ivanhoe neighborhood. The site concept, developed by Kansas City architecture firm Trakas+Trakas, arranges twelve cottage homes around shared common open space, fostering the kind of connected, walkable community design rarely seen at this price point.

The development features two cottage types: compact 1-bedroom/1-story cottages (500 sq ft) and 2-bedroom/2-story cottages (1,000 sq ft), giving buyers options at multiple price points within a single community. Every home faces shared open space — a 1,000+ sq ft common area that anchors the neighborhood and encourages interaction between residents.
